I stumbled on this article that gives some good advice for sellers during open houses. I agree whole-heartedly with the fact that a seller can NOT be present for an open house. Equally important, the seller can NOT be present for any showings. This is a must! Buyers need to feel comfortable in the space to be able to discuss any flaws they see.
