Ready To Sell Your South Florida Home?

So you think you are ready to sell your house in Coral Gables or Coconut Grove? This place that has been the scene of joy, sadness, Super Bowl parties, family dinners, curfews, and numerous coats of paint. Are you sure you are really ready? Well if you are sure, here are a few tips I provide my clients.

  1. Alter your mindset: Change Home to House. HOME (1)You have to detach yourself. Tuck your memories into a safe place in your heart and brace yourself. Roll up your sleeves, it is time to work. You may be ready for the next chapter but take a hard look at your home, is it ready? Now is the time to repair eyesores you’ve learned to live with and declutter. Your home will soon become a house competing with others and must stand out.

Curb appeal is vital to greet prospective buyers as they drive up. The Coral Gables and Coconut Grove buyer tends to be demanding. They expect cleanliness and minimal wear and tear. Time to spruce up and patch up.  Space is a huge consideration as well. Buyers want to visualize where their clutter will go. Closets need to look as roomy as possible, the garage is in fact not a giant closet but a portion of it is a bona fide storage area if not out of control. Same goes for cabinets. De-clutter and de-personalize are exactly what they sound like, your treasures are yours and should be put away for safe keeping.

2. It is a team effort! There’s a lot of work and finesse that goes into selling a South Florida home so choose a qualified Realtor to represent your home. Write down the questions you have ahead of time so when you are choosing your Realtor you get the information you need. Additionally, make sure you connect with this person. You have to be on the same team. Ultimately you’ll both want the same thing: to sell your property for the most amount of money in the least amount of time. Be prepared to listen to his or her advice.

3. Know thy home! The more pertinent information your Realtor has about your house the better equipped he or she will be able to position it in the market. Record what updates/upgrades, if any, and when they were made. Recent and relevant remodeling can mean a decent return on your investment. Survey or floor plans are extremely useful. Also, note the age of appliances, AC equipment, location of septic tank (if applicable), condition and age of roof, etc. And yes even the small details are useful. (But no you don’t need to say where the family cat is buried; that is not useful.)

4. Prepare for a part-time job. Selling your South Florida home might be among the biggest financial transactions in your life. For this reason, it may feel like a part-time job every now and then. Keeping the home tidy and available for showings will be time consuming and sometimes inconvenient. Particularly when the home must be vacant for all appointments. It is in your interest not to hear comments, positive or negative. Your absence will allow buyers to be honest with your agent. Feedback is very useful.

5. Don’t look at your watch. Home buying and selling can take time. Be patient and flexible. Soon you’ll be able to enjoy the next part of your adventure.
